3 Common Ways Pets Can Damage a Home’s Resale Value
December 18, 2014Our pets bring so much joy to families, but they can also damage a home’s resale value. In fact, the estimated value of your home can decrease by as much as $30,000. If you have a furry friend and are considering putting your home on the market, be aware of these three common ways that pets can damage your home and make changes before buyers walk through the door.
Scratches and Chewing Damage
It’s no secret that pets, especially puppies and kittens, scratch or chew on furniture when they get bored. They can also damage other home furnishings. Nothing is safe, from your hardwood floors and window screens to crown molding and cabinets. Before selling your home, examine the condition your home is in. Are there areas that should be replaced or covered up? Now is the time to make updates to ensure that your home is shown in the best light.
Lingering Pet Odors and Stains
Pets have accidents and can easily harm the flooring, windows or furniture in your home. It is important to take care of any stains or smells before you try to sell your home. Pet odor and stains can immediately turn buyers off when looking at your home. Bad smells are the most common problem that pets create in your home and they are the most essential to address. If you have a litter box, you may not be aware of the smell it leaves behind. To be safe, you may want to repaint walls, replace the carpet, or hire a professional cleaner to wipe out the smell. After you make these investments, be sure to keep your house clean and vacuum daily while your home is on the market.
Damage to Landscaping and the Exterior
The yard is often a playground for dogs and outdoor cats, so it can easily get ruined and upkeep can be neglected. Are there holes in your yard from your dog’s digging? Does your deck or fence need repairing? If there is chewing damage to the outside of your home or to a fence, you may be able to fix it by sanding down the area, filling it with wood or plaster and repainting. Are your pets chewing on plants or shrubbery? If so, it’s time to clean up your yard work. Once your backyard is looking fresh again, keep your pets away from the new landscaping until your house sells.
